In addition to the house plans that you order with HouZone.com, you may also need these following drawings to complete the design process:
- Framing and Construction Drawings
- Electrical & Plumbing Drawings
- Foundation Drawings for specific requirements
- Septic Tank Design (if required)
You may or may not need the beams to be designed and sized to accommodate the roof loads that are specific to your location or region. Your home builder or construction crew can usually help you with this.
You may need a septic tank design unless your lot has a sanitary sewer system already connected
Few areas require specific energy codes that needs to be followed, you may do so by filling out a form providing the documentation that your house plans are in compliance or your local engineer can guide.
In some regions compliance of local codes are mandatory, such as North America has very strict engineering requirements. There are earthquake prone areas such as California and the Pacific Coast but not limited to these areas, then there are hurricane risk areas of Florida, Gulf & Carolina Coasts that require compliance with local codes.
Areas of New York, New Jersey, Nevada and Illinois require a local engineer’s approval.
You may wish to hire a state licensed structural engineer to analyse the design and provide you with additional and necessary drawings that are required for compliance.
House Plans made by HouZone.com and the drawings made by HouZone.com does not have a professional stamp on them. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping.
